Hello POLICYHOLDER, Because your flood insurance coverage in a basement is much more limited than in the main living areas of the home, I want to provide clear guidance regarding your SFIP basement coverage. Under the Standard Flood Insurance Policy (SFIP), a basement is generally defined as any area of a building, including any sunken room or sunken portion of a room, having its floor below ground level on all sides. ________________________________ 🚨 VERY IMPORTANT For an NFIP basement claim, the rule is simple: ✅ ONLY THE BASEMENT ITEMS SPECIFICALLY LISTED BY THE SFIP ARE COVERED. ⛔ IF AN ITEM IS NOT ON THAT LIST OF COVERED ITEMS IN A BASEMENT, IT IS NOT A SFIP COVERED LOSS IN A BASEMENT. 📸 Also, the SFIP pays only for direct physical loss by or from flood to insured property, so direct physical loss should be evident within photo documentation. ________________________________ ✅ WHAT IS COVERED IN AN NFIP BASEMENT CLAIM 🏠 BUILDING coverage in a basement is limited to the following items, if they are installed in their functioning locations and connected as required: • Central air conditioners • Cisterns and the water in them • Drywall for basement walls and ceilings, but only as unfinished drywall, with labor to nail it in place • Electrical junction and circuit breaker boxes • Electrical outlets and switches • Elevators, dumbwaiters, and certain related equipment • Fuel tanks and the fuel in them • Furnaces and hot water heaters • Heat pumps • Nonflammable insulation • Pumps and tanks used in solar energy systems • Stairways and staircases attached to the building • Sump pumps • Water softeners and the chemicals in them, water filters, and faucets that are part of the plumbing system • Well water tanks and pumps • Required utility connections for those covered items • Footings, foundations, posts, pilings, piers, foundation walls, and anchorage systems • Clean-up associated only with COVERED flood-damaged items 📦👕 CONTENTS / PERSONAL PROPERTY coverage in a basement is limited to the following items, if they are installed in their functioning locations: • Portable or window air conditioning units • Clothes washers and dryers • Food freezers, other than walk-in freezers, and the food in them (prior to disposal, you photograph the damaged food items within any damaged food freezer) ________________________________ ⛔ WHAT IS NOT COVERED IN AN NFIP BASEMENT CLAIM Because basement coverage is restricted to the items listed above, everything else in a basement is not covered. This commonly includes items such as building finishes and personal property: • Wall finishes such as painted walls, paneling, wallpaper, trim, and other finish materials • Any ceiling finishes • Flooring finishes such as carpet, pad, tile, laminate, and similar floor coverings • Cabinetry, vanities, shelving, bookcases, and built-in finish items such as tubs, showers, and toilets • Furniture, couches, recliners, beds, and tables • TVs, electronics, computers, and most household contents • Clothing, shoes, decorations, toys, tools, and stored personal belongings • Appliances or other personal property not specifically listed above as covered basement contents ________________________________ ⚠️ SPECIAL NOTES ABOUT DRYWALL/WALL FINISHES IN A BASEMENT 🚫 The NFIP does not pay to restore a finished basement wall back to its prior finished condition. 🔨 In a basement, drywall is only covered as unfinished drywall and only the labor to nail it in place. 🎨 Taping, floating, finishing, texture, paint, trim, and similar finish work are not included under that basement allowance. 🧱 Flood-damaged paneling or other wall finishes in a basement may be covered for removal, but replacement is limited to unfinished, hung-only drywall, where otherwise applicable under the SFIP. ________________________________ 📌 KEY TAKEAWAYS FOR BASEMENT CLAIMS: * A flooded basement does not mean everything in that basement is covered. * Under the NFIP, payment is limited to direct physical flood damage to only those basement building items and basement contents specifically allowed by the SFIP, subject to the policy terms, limits, and deductible. * Please take photos of all COVERED losses in your basement, and if replacing any mechanical items prior to inspection, please be sure to take photos of those flood-damaged units, including the model and serial tag. * Also, please be sure any contractor estimates or invoices for mechanical replacement clearly identifies the damaged unit and includes an itemized description of the work performed. ________________________________ Christopher T.
