Basement / PFE Restricted Area Concept

Basements and building enclosures below the lowest elevated floor of elevated Post-FIRM buildings are restricted coverage areas. The key practical point is that only specifically listed property is eligible, and many finish items are not insured in these areas.

Covered Building Item Categories

  • Utility and mechanical items listed in the SFIP, if installed in their functioning locations and connected to power where necessary.
  • Drywall for basement walls and ceilings, limited to unfinished, unfloated, and not taped drywall nailed to framing.
  • Nonflammable insulation in a basement.
  • Required utility connections for listed covered items.
  • Foundation and anchorage systems required to support the building.
  • Cleanup.

Common Non-Insured / Restricted Items

  • Finished walls, paint, wallpaper, and similar wall finishes.
  • Interior doors and trim.
  • Paneling and finished ceilings.
  • Finished flooring such as carpet, pad, vinyl, laminate, tile, and similar finish flooring in restricted areas.
  • Cabinets, countertops, and other finish features unless specifically allowed by policy.
  • Contents in basements other than the limited contents items listed by the policy, if contents coverage applies.
